Welcome to Our Minnesota Home & Acreage web site.
Hello and Welcome,
First, let us introduce ourselves. We're Fred and Sherry.
As you already know, we have placed our home on the market for sale. But we decided to go a separate route, that is, to avoid the extra cost of using a Real Estate Agency. Now don't misunderstand, there is nothing wrong with using an Agency to find a home. But Sherry and I both sat down and realized that we can sell the home at a lower price if we deal directly with the purchaser. However, it is necessary to hire an attorney for reviewing and ensuring proper transfer of property. And of course, Financial Agencies will charge a fee as well for what is known as closing costs. But what is saved by dealing direct is the high cost of Realty Commissions. Although the Seller normally pays this commission, in reality, some if not all of the cost would be included inside the purchase price.
Now let's get the two BIG questions out of the way.
1. How Much?
The price for the home, Garage, Outbuildings, 33 Acres and Timber is
$78,400.
2. Why are we selling and is the place falling down around our ears?
I retired from the Government in 1996. Years prior I did some work for the Government up here in the what is known as the Boundary Waters Canoe Area (Wilderness Area). Being from NYC I fell in love with the place and hoped some day I would come back here to live.
Well I did that in 1996. However, since the time I did that work I was lucky enough to meet my wife......who is from New Mexico. And her family is still living in New Mexico. So, to make a long story short, I'm getting on in years and I feel that it is time we relocate closer to her family.
As for the house falling down around our ears. Not in the least, but I'll let you guys be the judge of that. The home, garage and outbuildings were all built in 1996. All systems are in fine working order. But of course, please feel free to bring your own inspector.
In closing we hope you enjoy the rest of this Site and feel free to contact us if you have any questions.
